Air pollution pushes Delhites towards 'green' areas

 
Considering the rising air pollution levels in Delhi/NCR, home buyers seem to categorise their housing needs from location and budget to neighbourhoods with pollution free zones.

For Usha Miyan, mother of a 4-year-old allergic to dust and pollution, the concern started with rising poor air quality in Delhi NCR.  “We cannot control ourselves from moving out but can definitely make a wise selection of homes where we spend most of our time. Therefore, I am looking for a home in a green and safe area in Noida for an end-use,” says Miyan.

Nitesh Himani, local broker active in Noida Extension says, “Fresh air is vital for survival and living considering the increase in the air pollution level. This is leading to several health disorders. The situation has worsened in the capital as it is the worst hit by crowd and vehicles.”

What initiatives is the real estate market taking to improve the situation?

  • Noida Extension offers various eco-friendly buildings offering resort living environment, pedestrian walkways, energy efficient lighting, and tree-lined streets, among others
  • Developers are also adopting methods like rainwater harvesting, water recycling systems, biogas in order to reduce level of pollution and further reuse waste materials
  • Solar products in commercial and residential areas generate and save electricity and further reduce emission of pollution from generators 

  • As per the data with Magicbricks, average capital values in Noida Extension are from Rs 3,050 to 3,710 per sq ft and in Yamuna Expressway, the average value varies from Rs 2,810 to 3,550 per sq ft.

    For buyers like Usha Miyan, looking for homes near greener areas is important for the well being of her child and family. Considering the current scenario of polluted air, only time will tell how soon Delhiites will breathe fresh air. Meanwhile, all you can do is select your locality carefully to counter air pollution.
