MUMBAI: Realising the potential of the $6 billion Indian realty brokerage market, many tech professionals are launching portals and mobile applications that will make brokers more professional and accountable.
Experts say the brokerage market is expected to witness a sea change as more and more tech professionals are swarming to grab the opportunity to make brokers more professional and tech-savvy.
According to them, many property portals were launched with a view to making searching, renting and buying hassle- free for customers. They adopted technologies like virtual reality and 3D viewing of properties that could make the traditional brokers even more redundant. There are around 5 lakh agents in the country.
"Real estate transactions are mainly high value deals and cannot be completed without intervention by an expert like a broker who has the information not only about the properties but also the prices in the particular markets," said Pallav Pandey, founder and CEO of BroEx, a mobile app for brokers.
"Despite the existence of user-friendly portals, brokers continue to operate mainly due to the expertise they have in the field," he told PTI.
BroEx, Plabro, Sunday Realty, Zillion Dreams are some of the companies that have launched special mobile applications for brokers.
These apps allow agents to seamlessly network and aggregate listings from each other, giving them the platform to pool inventory and be larger and more relevant than some of the large portals for their respective areas.
"Despite being the direct link to the customers, the local real estate agents have missed out on the online channel to promote their services," said Sunday Realty Chief Executive Joseph George.
"This has also led to their losing out in terms of mindspace of the customer and missing out on the online boom by never appearing in any sort of online searches," he said.
According to Jay Patel, Founder and CEO of IndiaMLS - a membership-based software platform created to form an online network of brokers - even in developed nations, with significant web solutions, more than 88 per cent of all real estate transactions are closed with the help of a broker.
"As in other developed countries, we want to bring in the same professionalism in the Indian brokerage industry. According to a survey on brokers, maximum home buyers have given highest preference to honesty. Brokers can now list their properties online and can also keep a track on new listings. This can ensure transparency among broker fraternity as well as accountability," Patel said.
Smartagenctconnect app, which allows builders to connect with agents, has over 20,000 brokers across India with close to 10,000 websites created, while BroEx has 7000 real estate agents already registered on the application.
IndiaMLS has 5,500 agents on its network.
