Is Loni really on the development path?



Loni, a town in Ghaziabad long has been deprived of basic amenities such as roads, water, and electricity and of civic amenities. Although the government has allocated money for the betterment of the civic and developmental activities this financial year, the residents are yet to witness the initiation of developmental activities.

A total of Rs 78 crore has been allocated for the development, out of which Rs 60 crore has been allocated for construction of drains and roads followed by Rs 5 crore for electricity supply, Rs 2 crore for water supply and other developments.
Saroj Rawat, one of the residents of Prem Nagar, Loni says, “The area is struggling with various pit holes on the road making the condition of roads pathetic, no proper drainage system wherein waste water spreads on the road and damaged pipelines. This scenario persists across the majority of localities in Loni.”
Voicing the same opinion, Rajmohan, an investor in the area who lives in Delhi says, "IINVESTED in Loni a decade back and since then I am expecting development in terms of infrastructure and amenities. But there are none so far. The authorities are charging all types of taxes but are not putting back the money in the development of the area." 
Many residents have already approached from the Loni Nagar Palika Parishad complaint board to put forward their complaints related to cleaning, development and poor maintenance of roads and streets. They are yet to get respite. 
Mohit Agarwal, a local real estate broker in Loni says, “Loni is 9 km away from the Loni Rural Industrial Area i.e. Tronica City which is the hub of large industrial setups for brands such as CEECABB cables, Bonjour socks, Boroplus antiseptic cream, etc. Many people commute to Tronica City every day for work. Despite being an employment hub which is sometimes the core reason for real estate and infrastructural development, the realty market of Loni has not yet picked momentum.”
Development of Tronica City substitute to Loni: Tronica city is being developed by the Uttar Pradesh State Industrial Development Corporation. It is divided into residential and commercial sectors.  The four-laning of the Sonia Vihar Road, widening of the Delhi-Yamunotri Highway and after completion of the Signature Bridge located within 3 km, should resolve all problems related to connectivity. Agarwal continues, “Tronica City will take time to develop completely, but once developed, it is expected to match with the work and housing related requirements in future.”
Rohit Aswal, working in the hospitality sector recently purchased a 2BHK apartment in Raj Nagar Extension says, “All my childhood has been spent in Loni and I personally have been waiting for its development but the area still needs a lot of years to develop in terms of civic, social and physical infrastructure. This made me move out of from my existing home in Rajnagar, Loni Border to Raj Nagar Extension. The main motive was to find a decent standard of living with amenities for me and my family which was lacking in Loni.”
Connectivity: Loni is well connected to Delhi, Ghaziabad and other areas by DTC (Delhi Transport Corporation) buses and UPSRTC (Uttar Pradesh State Road Transport Corporation) buses. The ISBT Kashmiri Gate is at 12 km distance while the Anand Vihar Terminal at 8 km distance. The Indira Gandhi International Airport is 36 km away and is accessible via Grand Trunk road/Mahatma Gandhi Marg/Ring Road.  
Looking at the current infrastructure situation of Loni and the pace at which the government initiatives are being undertaken, the development of civic, physical and social infrastructure will take time.
